Deposits

When you first get your rental offer we generally only require half a month of rent and half a month of utilities to hold your room. This allows us to say 'no' to other people who would rent that room because you have committed to this rental through a rental agreement and payment. This half a months rent and utilities is NON REFUNDABLE. Should you change your mind or your job offer disappears or someone gets sick, whatever the reason is, we keep this as a non refundable rental deposit. The reason is, if you cancel 1 day before you are set to arrive, we don't have enough 'potential renters who fit the house to rent your room out at the last minute.

Now regarding damage and cleaning-co-op deposits

When you get the rental offer you will see that damage deposit and cleaning Co-op deposit is required to hold the room. The damage deposit any deposits fully bondable refundable. This means that should you change your mind for whatever reason, the damage deposit and coop deposit are fully refundable. Also, you are not responsible for the other half a months rent. We take the half month loss.

Process on move in

When you first move in you have to complete a move in inspection form. We do this so that we have a accurate picture of the room and house damages on move in. On move out, we again send you a an inspection report. Please note it takes us seven days, up to seven days to return your damage deposit. This is because our neat-keepers only check the house only once a week. We are not going to make a special trip to your house. It is not cost effective to provide 'in the moment' move out inspections. So, give us a week, we will then send back your deposits as long as the room is clean and nothing damaged.
